"Comparative Market Analysis" or "CMA" are terms you will often hear from
Realtors®. It is simply an industry term for comparing a number of properties at the same time. This gives you a snapshot of the local market activity along with averages of; price, square footage of the properties, price per square foot, year built, and average "DOM" or days on market.
For Active Listings (properties currently for sale) and Pending Sales, the "L/S" price indicates the listing price. For Closed Sales, the "L/S" price indicates the price that the property sold for. Days on market indicate how long the property has been listed, or how long it took to go into escrow. The price indicated on Pending Sales is always the listing price. The price it is in escrow for is not released to other Realtors®, or the public, until escrow closes.
